Terms and Conditions

Bookings are only confirmed when a deposit has been received 
Balances must be paid 28 days before your stay, this will be done automatically on the card you used to pay the deposit.
Lead booker must be at least 21 years old
Payments  are non-refundable 
​If booking is cancelled more than 28 days prior to your stay, 25% of cost is due. If booking is cancelled less than 28 days prior to stay 100% cost is due. 

Any change of dates can only be made if the existing dates become taken by others guests and will incur a £25 admin charge.

It is strictly forbidden to charge an electric car using the electric supply at Pigeon Door, there are local charging points in the area that can be accessed.

No extra heaters are allowed to be used in the buses, if this is ignored a charge will be made to the card stored on your booking to cover the extra electric used. This will be calculated according to the length of your stay and our electric prices. 

Arrival can be from 4.30pm and please depart by 10am

Hire of firepits ​are completely at your own risk, you are not allowed to bring your own fire pit for use at Pigeon Door.

Dogs are very welcome but we do not allow dogs in the bedrooms unless you’re bringing your own bedding & linen - please let us know if this is what you’re doing.  Please bring a blanket to use if you allow your dog to go on the seating.

We do not charge for dogs, however if the the bus requires additional cleaning for example - but not limited to - muddy seats, walls, floors, dog poo not collected then some or all of the security deposit will be used to cover the additional cleaning costs.

All buses are non smoking, smoking is permitted outside of the buses. Please use the sand bucket to dispose of cigarette waste.

Guests will be liable for any damage caused to any property of Pigeon Door, guests who book with us agree to reimburse any costs invoiced.

If card is stored at time of booking this will be used to take any cleaning fee applied

We reserve the right to request guest to leave if any unacceptable or inappropriate behaviour is displayed during the stay, no refunds will be given.

The return of the security deposit will be processed as long as the bus, contents, surrounding property and area are left in a clean and good condition. As well as the new check out procedure has been followed correctly, depart by 10am, place all bed linen and towels in laundry bag provided, surfaces wiped down with disinfectant provided, all rubbish removed to main waste bins and all windows & door left open. 

In the case of any concerns or complaints please raise them at the time of staying at Pigeon Door so they can addressed and resolved as soon as possible. 

Complaints can not be dealt with once guests have left the accommodation 

You must be aware that some of the equipment (such as the hot tub) may be dangerous if misused. Whilst we take great care to keep you safe, accidents can happen and we are not responsible for such accidents (to the greatest extent permitted by law). It is your responsibility to supervise any children. If you notice that any equipment looks faulty and/or unsafe you must inform us as soon as possible. 

Pigeon Door are not liable for refunds or expenses you incur in the event they or you are prevented from fulfilling your Booking as a result of circumstances beyond their control. Such circumstances shall include (but not be limited to) war, terrorism, riots or civil unrest, industrial action, flooding, natural disaster, pandemic, epidemics, health risks or such similar events ("Force Majeure"

We strongly recommend that you have adequate holiday insurance in place to cover you incase you can not attend your booking.

If national or local lockdown occurs due to Covid 19 which prevents you from attending your stay then we will rearrange your dates or issue a voucher to the value of monies already paid. 

All guests must use the virtual welcome book that will be sent in advance of their stay and follow the instructions , in particular the Covid19 guidelines.


If a guest or a member of their group becomes ill with Covid19 symptoms while here, please follow current guidance. If it is necessary that your stay is extended you will be liable for the additional accommodation costs.

 Hot Tubs
All guests agree to adhere to the Health & Safety guidance in the virtual guest book, any damage caused or any misuse that requires the hot tub to emptied and cleaned during the break will be chargeable and guests agree to be liable for the cost by booking a stay with us.
If staying in Beetie with the woodburning hot tub all guests agree not to use the hot tub if the thermometer shows the temperature to be 40 degrees Celsius or above. We are not responsible for any consequences of ignoring these terms & conditions

We need to have daily access for testing hot tubs for your safety.

Due to Covid -19 regulations , it guests wish to use the hot tub Guests must accept total responsibility for the hot tub and all persons using it. As well as releasing the owners of Pigeon Door of all liability, users of the hot tub do so at their own risk.
Weather
We can not be held responsible for severe weather conditions, if the weather makes it unsafe for guests to be staying in our buses we will inform you as soon as possible and rearrange your stay subject to availability.

We reserve the right to change the terms and conditions without notice.

As part of the booking system we collect personal information such as Name, email address, address , contact number and ages of children.  This is stored securely on a pass-worded website and is never passed on to anyone including other companies, third party organisations, staff or other guests.  If requested by an authority such as the Police then we will be required to release the information.
If an email enquiry is received it is used solely to reply and if necessary to book a stay as above.  It is not stored in any other way or passed on.
All information will be securely stored for a time of 7 years and then deleted.
We do not use this information for marketing purposes and the only correspondence you will receive from Pigeon Door will be in relation to your booking.
